A Kansas City area partnership has proposed a $300 million, 230-acre soccer-centered project in Grandview that would be the city’s largest development.
Gateway Village, presented to city officials and the public at a ceremony Friday, would start with 15 soccer fields, a 130,000-square-foot field house and retail space.
Planners also see the potential for hotels, housing, a park and other development at the site along Missouri 150 between Byers and Kelley roads.
“There’s a lot of moving pieces to this,” said Deron Cherry, a former Kansas City Chiefs football player and one of three members of PG Partners behind the project. “There’s a multifamily piece, there’s a single-family (housing) piece, there’s commercial real estate in a traditional sense and the sports village and the fields.”
An announcement from the group said the field house would accommodate 12 basketball courts, 24 volleyball courts and flexible space that could be used for batting cages, cheerleading, training or gymnastics.
Cherry said the soccer components and some of the retail plans make up the first phase of the development and could be available in the fall of 2016.
“We’ll work as quickly as we can to get the retail online. It an important component,” Cherry said.
Kurt Pycior, a Kansas City area developer, and Shane Hackett, executive director of the Heartland Soccer Association, are the other members of PG Partners.
The group has been in contact with city officials for more than a year. Pycior tweeted about the project in February.

“This will stand as the largest project that has been undertaken in the city of Grandview … and by far the largest retail project,” Mayor Leonard Jones said Friday.
By comparison, he said, a renovation at Truman Corners as Truman’s Marketplace is about an $80 million project. It has support from tax incentives.
Cherry said PG Partners is working on financing and with government officials for potential tax incentives for Gateway Village.
Jones said the city and other governments are looking at potential tax incentives to support the project, including whether it is in an enterprise zone.
